Accounting and Financial Reporting

The financial reporting and accounting requirements for property owners and landlords demand expert attention and precision to ensure full compliance. LineageCRE has the knowledge and expertise to maintain your property accounting records in compliance with the latest changes to GAAP and other tax accounting requirements. We use sophisticated software from MRI to provide tailored, timely property accounting services so you can focus on other important aspects of your business.

We’ve built our entire property management service lines around tenant retention, working to create professional, long-term relationships and doing our best to keep tenants’ businesses running smoothly. We proactively attend to tenant concerns, and swiftly address any issues raised. We’ll handle:

  • Quarterly feedback requests
  • Detailed explanation of CAM reconciliations and budgets
  • Representing and negotiating ownership interests in renewals and amendments
  • Preparing documents for execution, working with legal counsel when necessary
  • Administering and abstracting leases, amendments, CC&R’s, and regulations and rules
  • Retaining essential insurance documents
  • Requesting tenant improvement drawings and signage
  • Obtaining tenant financial reporting documentation

 

Service Contractors & Vendors

Over the years, we’ve developed excellent relationships with top Arizona vendors. As a result, all LineageCRE clients benefit from preferred vendor pricing. We only work with ethical, relationship-based service providers, all of whom are required to be licensed, insured, and/or bonded. We’ll manage the relationship and the work from start to finish, including:

  • Finding established, cost-effective service providers with proven track record
  • Retaining vendor insurance and licenses
  • Requiring W-9s and lien waivers on all work
  • Maintaining all invoices and cancelled checks
  • Annual bidding of service contracts
  • Oversight of vendor work
  • Reporting to ownership
